Une fois que le bien immobilier que vous souhaitez acquérir a été choisi, le processus d'achat d'un bien immobilier, qu'il s'agisse d'un logement ou d'un autre type de bien, a un impact significatif sur la vie de l'acheteur et du vendeur. Il s'agit d'un moment décisif qui implique une série d'actions intermédiaires jusqu'à la conclusion du processus.

Avant de se décider pour le bien immobilier à acquérir, l'acheteur doit veiller à consulter toute la documentation y afférente. La réalisation d'une transaction immobilière est toujours conditionnée par la vérification de l'ensemble des documents du bien concerné, afin de garantir qu'ils correspondent effectivement à ce qui est en train d'être transigé. L'utilisation d'une société de médiation immobilière permet une consultation rapide de tous les éléments du bien, il est donc conseillé de consulter les documents suivants :

  • Certificat actualisé du Registre Foncier ;
  • Livret Foncier ;
  • Copie de la Licence d'Utilisation du bien ;
  • Fiche Technique de l'Habitat (dans le cas d'un bien à usage d'habitation) ;
  • Certificat de Performance Énergétique en vigueur.

La vérification de ces éléments n'est pas toujours facile pour la plupart des acheteurs, il est donc recommandé de faire appel à un professionnel pouvant les aider dans ce processus, tels qu'un avocat et/ou un notaire.

La formalisation de l'acquisition peut être effectuée directement par acte notarié ou par un document privé, et peut être réalisée aux endroits suivants :

  • Chez un notaire public ou privé ;
  • Directement au Conservatoire des Hypothèques ;
  • Dans le cabinet d'un avocat / d'un solicitor ;
  • Au guichet d'une institution bancaire.
